The process many Realtors use to estimate a home’s value is called a Comparative Market Analysis (CMA). Realtors will determine list prices typically based on homes that are similar in:

  • Size
  • Location
  • Number of bedrooms/bathrooms
  • Style and view
  • Home type (e.g. single-family home, condo, townhome, etc.)
  • Recent sales price

Look at data from MLS

If you’ve never sold a home before, you will need to familiarize yourself with Multiple Listing Service (MLS). It is a database of properties in your specific area that are recently listed or are pending a sale. This will give you a good idea of what your home’s value is.

Home appraisal 

Typically a home appraisal from a third-party expert comes much later in the process of selling your home and is usually the buyer’s responsibility, however, it’s still important. “The collateral for the loan is the home, so lenders require an independent appraiser to inspect it and advise on its value,” explains Michael Drake, president of PMG Home Loans, according to an article on realtor.com. In fact, getting an appraisal done too early is way more likely to end up costing you money than making you money so it’s a good idea to wait.

Make adjustments 

The goal of the home selling process is ultimately finding homes comparable to yours and making adjustments along the way based on what features and unique assets your own has such as adding or subtracting rooms, adding a pool, or larger garage, a newly renovated kitchen, etc.
